carpet, no modernization of kitchen or bathroom, 
no home inspection, no outside curb appeal, no storage
of excess furnishings, no outside buildings to be freshened 
and or modernized. (This costs an average $15,000
to $20,000 just for the basics before it is listed.)

All commissions are negotiable. We 50/50 split of fees. Auction company uses a buyers premium that generally is 10% added to the bid amount.
